| During the time period from 1997-2002, Exxon rolled out its Tiger Market program in the Houston, San Antonio, Austin, Dallas and Memphis markets. Each market area was prioritized then developed in order of priority. Real estate teams identified prime sites in each market that met development criteria. Options were obtained on desired pieces of property. During the option period, we performed due diligence, site adaptation of prototype documents and permitting of these facilities. Our role was either turn-key consultant (site and building consultant) or building-only. Since prototype plans were used for both the convenience stores and the car washes, site-specific adaptations for permit and construction plans were usually limited to civil/site issues and any architectural veneer and roof system modifications required by zoning boards or architectural restrictive covenants. |

| Chevron McDonalds Co-Brand Program |

During the time period from 1994-1998, Chevron USA and McDonald's participated in a co-brand alliance. Our firm was involved in all areas of this program. From 1994-1996, a test program was initiated on a headquarters level. Co-brand partner contractual responsibilities were defined. Prototype drawings and specifications were developed. Nine test sites of three different facility “modes” in the Dallas, TX metro area were constructed. Based on the results of this test program, a roll-out of the Chevron McDonald's Co-Brand Alliance began in 1996 and continued through 1998 when the alliance was disbanded. Our firm was involved in the TX and LA markets. During this time period, 18 sites were developed. All sites had gasoline, convenience and QSR. Some sites had car washes as well. For each location, prototypes were site-adapted, permitted and constructed on schedule and within budget. |

| Randalls/Tom Thumb/Safeway Fuel Facilities |

| During the time period from 1998-2004, the Randalls and Tom Thumb grocery store chains in the Houston, Austin and Dallas markets made a strategic decision to offer fuel and convenience items at their existing grocery stores and at newly constructed stores. Our firm was involved in the prototype design, site adaptation, permitting, construction administration and Safeway-acquisition orientation. We were contacted by Randalls and Tom Thumb to develop complete prototype drawings for this program. We developed prototype kiosk plans, convenience store plans, canopy plans, petroleum system plans and associated specifications for this program. We then site-adapted the prototype plans and permitted the facilities at multiple locations in the Houston, Austin and Dallas metropolitan areas. In 1999, when Safeway acquired these grocery chains, they adopted the Randalls/Tom Thumb fuel program on a national scale. |

| Eckerd Drug Store Program |

| During the time period from 2001-2004, Eckerd Drug Stores expanded in the Houston, San Antonio, College Station and Alabama Gulf Coast markets. Our firm was involved in the prototype design, due diligence, civil engineering, site adaptation, permitting and construction administration of these facilities. 14 sites were developed on-schedule and within budget. CVS acquired Eckerd in 2004. |

| Sterling McCall Toyota Automobile Dealership |

| M&A performed complete Civil Engineering services for the Sterling McCall Toyota Dealership located at US Highway 59 and Crabb River Road in Fort Bend County, TX. M&A provided a full boundary and topographic survey of this site. This site was platted from a larger development. M&A obtained permits from the Texas Department of Transportation as well as received approvals from the City of Richmond (civil and fire code approval), Ft. Bend County, Ft. Bend County Drainage District, MUD, and LID. M&A obtained three rights to encroach upon utility easements from Centerpoint Energy. This site also required an Erosion Control Plan and Storm Water Pollution Protection Plan (SWPPP) to protect the environment from construction site pollutants. |
